What does this expansion include?

  • Sutton Terrace at University Village: Located directly across from George Fox University. These 96 new apartment homes will be located in a 5-story building featuring the Cherry Street Bistro, underground parking, and a variety of expansive community spaces. These new apartment homes include nine different floor plans ranging from 1,120 sq. ft. to 1,354 sq. ft., with large patios/decks, open concept designs, and brand-new stainless steel appliances.
  • Springbrook Meadows II: Located in the heart of the golfing region of Newberg. These 28 new duplex cottages all include spacious patios, 2 bedroom/2 bath layouts, and fireplaces. Floor plans range from 1,345 sq. ft. to 1,700 sq. ft. with one- or two-car garages. The renovated Springbrook Community Center will feature an exercise equipment room, yoga room and a multipurpose room with an expanded kitchen and auditorium for larger events.
  • Charles Beals Plaza: A two-phase plan for the new four-story state-of-the-art health care complex with enhanced care suites.
  • Beautiful new landscaping: Brand new tree-lined vistas and artfully landscaped courtyards will be a great addition to our beautiful campus.

Expansion information

This expansion includes three specific projects: Springbrook Meadows North, Sutton Terrace and the replacement of Charles Beals Plaza, our on-site, 24-hour care center building.

Springbrook Meadows North:
This property will be directly north of the existing Springbrook Meadows neighborhood. We plan to add 14 duplexes (28 cottages). Additionally, the neighborhood’s current community center will be renovated, which includes the creation of an exercise equipment room, yoga room, multipurpose space, a new lobby and a campus mail area. There will also be space for large dining events/auditorium-style seating and an expanded kitchen for meals and catering.

Sutton Terrace:
This expansion will be south of University Village I, now called Pennington Terrace, and it will occupy the entire block between Cherry Street and Fulton. It will include 96 residences, underground parking, and a variety of community spaces, to include a new dining venue/great room and a new coffee bar/bistro named Cherry Street Bistro.

Charles Beals Plaza:
The replacement of the current Health Center will occur in two phases, which means current residents won’t have to be displaced during construction of the first phase. The first phase will add 70-80 private Residential Care apartments adjacent to the existing building and the second phase will replace the existing building with a five-story, state-of-the-art health care complex.

Sutton Terrace:
The new residences being added to this second phase of University Village in Sutton Terrace will be predominately two-bedroom residences, although a few one bedroom with den apartment homes will also be available. The new residences will range in size from approximately 1150 square feet to 1450 square feet.

Springbrook Meadows North:
The duplex cottages will range in size from approximately 1300 square feet to 1650 square feet.

Currently, we are receiving future resident reservations and are quickly moving towards the financing needed to begin construction. Once we have financing in place, we anticipate construction of Springbrook Meadows North will begin later this year and take roughly 12-18 months to complete. We expect Sutton Terrace and the Charles Beals Plaza will both start construction in 2021, with a projected completion in 2023.

Yes – The first important decision will be the type of residence and the location in the neighborhood you select. Once the prerequisite number of residences have been reserved and the project moves forward to financing, each reservation depositor will be able to have a future appointment with a Residency Planning Counselor to select finishes and personalize their new residence.

Friendsview has neighborhoods that are pet-friendly and both Sutton Terrace and the duplex cottages at Springbrook Meadows will be included, although the decision for the actual floors/locations within Sutton Terrace are still under review. Friendsview recognizes the need for policies regarding both pets and service/support animals and complies with all laws regarding animals in protected categories to make reasonable accommodations. Community Blessing

On July 8, our expansion team gathered with Newberg Mayor Rick Rogers, George Fox University Board of Trustees chair Steve Tatone, and a small group of Newberg-area leaders to hold a community blessing to officially kick off our expansion effort. Soon after the event concluded, crews got to work all across campus preparing sites for our new neighborhoods.
